The formal bit! Again we have tried to keep it simple ......

1. Your booking will be reserved for one week from request, while you arrange payment of the deposit

2. Booking reservations not confirmed / deposit not paid within one week from request will be cancelled

3. 25% deposit required on confirmation of booking, if booking is made within 12 weeks of the letting the whole of the rental payment is due to confirm the booking

4. If booking is made prior to 12 weeks of the letting the balance is due 12 weeks before booking start date

5. Cancellation more than 12 weeks before booking start date - 10% of full rental retained

6. Cancellation between 8 to 12 weeks before booking start date - 50% of full rental retained

7. Cancellation less than 8 weeks before booking start date - no refunds

8. Refundable security deposit, £250 / €300 to be paid 1 month before booking start date. Our preferred payment method for the
   security deposit is by credit card. Cheque or bank transfer will be accepted. The refundable security deposit will be returned to
   you within 10 days of the end of your holiday. Any breakages / excessive cleaning charges may be deducted from the security deposit.

9. The number of people occupying the property may not exceed the number on the booking form.

10. You are responsible for your own travel arrangements

11. Please ensure you have a European Health Insurance Card or adequate travel insurance to cover any medical emergency.

12. The tenant agrees to keep the property and all fittings, furniture, equipment and other contents in or on the property in a like state of repair and condition as at the commencement of the letting and will make good (or arrange with us to make good) any damage, breakage or loss that may occur during the period of letting. A detailed inventory can be found in the Visitors’ Guide in the villa.

13. Unless otherwise stated, the renal of the property includes rates, insurance of the property and electricity/gas.

14. Check in after 4pm, Check out 11 am (we will be flexible if there are no guests arriving on your departure day). The time lapse is to allow the property to be inspected between lets to ensure everything is in good order.

15. No smoking in the villa. Smoking allowed only in the garden/outside of the villa. Please dispose of cigarette buts carefully. If this is not strictly adhered to it will lead to a deduction from the deposit.

16. Tenants are asked to leave the property clean and tidy and to ensure that they take all belongings with them. On changeover days there is only time for a superficial check and a general clean. We rely upon the goodwill of our guests whose co-operation we greatly appreciate. Should the property be left in a poor condition, requiring more intensive cleaning, then this will be charged at £10.00 per hour and deducted from the security deposit.

17. The security deposit will be returned to the tenant within 10 days of the return of the keys to the owner less any deductions in accordance with the conditions listed above.

18. Completion and return of this booking confirmation/payment of deposit will be deemed an acceptance of these terms and conditions.
